OFFER SUBMISSION INSTRUCTIONS FOR 1148 N. POINSETTIA

Offers to be accompanied with pre-approval letter, proof of funds, copy of credit report. Buyer to get cross-qualified by our seller’s preferred lender prior to acceptance. Please go over checklist with your buyer. Your full understanding of this checklist will contribute to a successful sale. Should you have any questions, please contact us before writing your offer.

Cash Offers

  • Proof of funds required for all cash transactions

  • Can be a copy of bank statement or letter from bank stating that the funds are liquid and available


Corporate/Trust/LLC Purchases

Must provide with offer:

  • Articles of Incorporation

  • Copy of Operating Agreement (Copy of ALL authorized signers that can sign on behalf of company)

  • Buyer signing on behalf of company must write their company title next to all signatures and initials


Earnest Money

  • Copy of earnest money check must be submitted

  • Personal check is acceptable

    • Write check payable to “Jean Allen Escrow”


Addendum to the Offer

  1. Buyer to pay the difference and attach additional Proof of Funds if appraised value is less than agreed upon purchase price up to $10,000.

  2. All inspection contingencies will be deemed removed within 7 days from acceptance without further written notice.

  3. Appraisal contingencies to be deemed removed 10 days from acceptance without further written notice.

  4. All Loan contingencies to be deemed removed 14 days from acceptance without further written notice.

  5. Close of Escrow shall be 30 days from acceptance. Escrow extensions will be considered at no cost if Buyer uses seller preferred lender or closes before 30 days. Buyer may choose to extend escrow up to 15 days with their preferred lender at a cost of $150.00 per day past the 30th day.

  6. Buyer to cross qualify with seller's lender of preference before final acceptance.

  7. Escrow and Title shall be Seller's choice and each party to pay their own fees.

  8. Initial deposit to be 3 % of final purchase price.

  9. Title company to be Title 365

  10. Escrow company to be Jean Allen Escrow.
